₹1 land deal: Government opens doors for investors, offers bumper discounts to boost industry

Patna (The Uttam Hindu): For entrepreneurs dreaming of starting their own business or factory, excellent news has emerged from Bihar. Skyrocketing land prices often derail even the most ambitious business ideas, but the Bihar government has launched a historic initiative to revolutionize the industrial sector. Under the "Bihar Industrial Investment Incentive Package 2025," the state government has decided to provide land to investors for a token amount of just ₹1. The primary objective of this scheme is to attract significant investment to the state and create new employment opportunities for youth. However, this golden opportunity is limited, and investors must apply by March 31, 2026, to take advantage of it.
This government generosity isn't for everyone; rather, it comes with specific conditions. This offer is primarily targeted at large investors who have the potential to generate large-scale employment in the state. According to the rules, if a company invests ₹100 crore and employs at least 1,000 people, it will be given 10 acres of land at a nominal price of just ₹1. However, if the investment reaches ₹1,000 crore, the government will provide 25 acres at the same nominal rate. The rules are even more relaxed for Fortune 500 companies; they will be allotted 10 acres of land with an investment of ₹200 crore. BIADA is also offering substantial land discounts of up to 50% for investors who don't fit these categories.
The state government is fulfilling its responsibility not only by providing affordable land, but also by providing financial assistance to help industries flourish. To attract investors, an interest subsidy of up to ₹40 crore is available. Furthermore, significant tax relief is being offered, including a 100% SGST refund for 14 years or a net SGST reimbursement of up to 300% of the project cost. Investors can also opt for a 30% capital subsidy, depending on their convenience.
There's no need to visit government offices to benefit from this scheme, as the entire process is online and transparent. Interested investors can apply from the comfort of their homes by visiting the official BIADA portal. Registration on the portal requires only their name, address, and email address. The government has also released a helpline number, 18003456214, to assist investors. Furthermore, complete information on vacant land in each district and suitable industrial areas is available in the "Land Bank" section of the portal, allowing entrepreneurs to start their business without any hassle.
